While big name neighborhoods in Northwest DC can be full of shopping, dining and nights out, they can definitely get a bit chaotic. Enter your breath of fresh air—16th St Heights and Crestwood. Nestled together right above Columbia Heights and to the right of Rock Creek Park, these two neighborhoods are a bit less fast-paced than other, nearby neighborhoods. Here, you won’t find the hippest bars or any restaurants to "see and be seen", but those are well within travelling distance. Columbia Heights and Crestwood offer something that a lot of downtown neighborhoods are lacking—a haven of dignified homes in a peaceful, green setting, all just a short commute to the downtown area.
Where Are They?
Together 16th St Heights and Crestwood form a backwards boot directly bordering Rock Creek Park. Crestwood’s boundaries are pretty clear, as it is surrounded on three sides by the park itself and stops at 16th Street —where 16th Street Heights begins.
The boundaries of 16th Street Heights are a bit more debatable, but at the moment they can be loosely defined by Georgia Avenue to the east, 16th street to the west, approximately Military Avenue to the north and Arkansas/ Webster Street to the south.
The closest metro station that services Crestwood and 16th Street Heights is the Georgia Avenue-Petworth station, or Columbia Heights. These are a bit of a far walk, so it’s a better bet to take one of the many bus lines that run through the area which include the E2, E3, 70, 79, 51, 54, S1, S2, and S4. It’s quite easy to drive in the neighborhood as it is not a bustling commercial district and there is plenty of free street parking in the area. Cyclists also get around well due to the trails in Rock Creek Park and the dedicated bike lane running on 14th.
Pay Less for More Space
While the housing stock is very similar in both 16th Street Heights and Crestwood it is slightly different in 16th Street Heights. Due to early zoning laws that required all houses to be detached, there are not as many row homes here as in Crestwood. The houses are mostly colonial, Victorian and cottage style and vary between three to eight bedrooms.
While there are more town homes in Crestwood than 16th St Heights, there are very few condos to be found in either neighborhood. Rentals are fairly scarce as well and there are no luxury developments in the area. The hottest listings here are large, single-family homes at prices that can’t be beat.
Quiet Spaces for Entertainment and Recreation make this area the Perfect Fit
Both 16th Street Heights and Crestwood had humble beginnings as a plantation and a farm. Both Neighborhoods continue to embrace their connection to nature. Within the neighborhood there are a few recreation centers with tennis and basketball courts alongside swimming pools and dog parks. While there is plenty of room in most yards for gardening, there are also community options, such as the garden on Taylor Street which has 40 plots that are used for flower and vegetable patches.
One of the biggest centers of activity in the area can be found at Carter Barron Amphitheatre on 16th street, where the best time of year is summer. From May to early fall, the theatre hosts plays and musical events which range from Shakespeare to 50s movies nights to reggae and soul concerts. While you may not be able to hit the coolest bar in town in Crestwood or 16th St. Heights, plenty of outdoor activities make the area perfect for relaxing and getting away from the city, while still remaining very close to the action.
